House Rules

NO SHOES: Our carpets are regularly washed, hardwood floors are mopped, and all areas are vacuumed after each stay. To maintain cleanliness, we kindly request that no shoes be worn inside the house. If carpets or rugs are soiled due to shoe use, additional cleaning fees will apply. PET / ANIMAL POLICY: A maximum of 2 dogs is allowed; no cats or other animals. Dogs must be friendly, house-trained, and may not use pee pads. Dogs are not allowed on furniture or linens and may not be left unattended unless properly crated. All pet waste must be picked up immediately and disposed of in a tied bag, including in the yard and surrounding areas; failure to do so will result in a $50 cleanup fee. Pet fees do not cover damages. Any damage caused by pets will result in additional charges. Violations of this policy constitute a breach of contract and may result in a $250 penalty, additional cleaning or damage charges, and possible expedited eviction at the host’s discretion. MINIMUM AGE: The primary guest must be at least 25 years old to book this property. Reservations made by guests under 25 will be canceled at the guest’s expense. STARTER SUPPLIES: To help you settle in, we provide a one-time starter supply of essentials such as toilet paper, paper towels, soap, and laundry detergent. These supplies are not replenished during your stay, so please plan accordingly for longer visits or bring any specialty items you prefer. EARLY CHECK-IN / LATE CHECK-OUT: We strive to provide flexibility whenever possible. On days with same-day turnovers, early check-ins and late check-outs are limited to 1–2 hours, if available. Requests must be submitted through the booking platform at least 24 hours in advance. If approved, early check-in or late check-out is available for $20 per hour. A $50 per hour late fee will apply if cleaners cannot begin on time due to a delayed departure. MODIFICATIONS: Extensions may be requested anytime, subject to availability. Requests to shorten a stay are only permitted if the reservation still meets the minimum night requirement and are made within 24 hours of booking or at least 30 days before check-in. Other modification requests cannot be accommodated. Please review your travel plans carefully before booking to ensure your dates are correct. CANCELLATIONS: We strictly follow the cancellation policy outlined in our listing and are unable to make exceptions. This includes circumstances such as family emergencies, contract changes, travel delays, or other situations outside of our control. We strongly recommend purchasing travel insurance, as it is typically inexpensive and provides valuable peace of mind. • Cancel 30+ days before check-in: Full refund, including taxes • Cancel 7–30 days before check-in: 50% refund, including taxes • Cancel less than 7 days before check-in: No refund (taxes prorated) RESERVATIONS OVER 30 DAYS: Reservations of 30 nights or longer require completion of our screening and lease process. Guests must provide a valid government-issued ID, complete a background and credit check, and electronically sign our Long-Term Guest Agreement. A refundable security deposit is required for guests with credit scores between 625 and 700, as well as for international guests and guests with fewer than three prior positive reviews. The deposit amount will be determined by the host. Guests with credit scores below 625 will not be approved. Although your booking may be processed on the platform, it will only be confirmed and considered valid once our Long-Term Guest Agreement has been fully executed electronically by both parties. Housekeeping is required for stays of 30 nights or longer and is scheduled every two weeks based on agreed dates and cleaner availability, for an additional regular cleaning fee. For safety and liability reasons, guests must vacate the property for approximately 4–5 hours during each cleaning. Alternatively, guests may opt out of biweekly service and instead pay a total cleaning fee of $450.00 for comprehensive move-out cleaning. QUIET HOURS: From 10:00 PM to 8:00 AM NO PARTIES: Parties, events, illegal activity, or excessive noise that extends beyond the property lot line or disturbs neighbors are strictly prohibited. Please adhere to the maximum occupancy limit at all times. ADDITIONAL GUESTS / VISITORS: Unregistered guests or unapproved visitors are not permitted on the property after 10:00 PM. If you anticipate additional guests, please notify us at least 24 hours in advance. Unauthorized guests will incur a $50 fee per guest, per night. NO SMOKING, VAPING, OR DRUGS: Smoking, vaping, or drug use is strictly prohibited inside the property or within 10 feet of the building. Violations will result in a $500 penalty and may lead to immediate eviction. NO CANDLES OR FIREWORKS: No candles may be burned inside the home. Fireworks are not permitted anywhere on the property. YARD SERVICE: Yard service is provided weekly during the regular season and requires exterior access during your stay.

The home was just as pictured! Easy check in and great communication. The floorplan was great and everything was very clean and well stocked. The location was walking distance to a large grocery store and wonderful family owned coffee shop. The back yard was great for our little dog. We will definitely stay here again next time we are in town.

If I could give this house 10 stars, I would. From the moment we walked in, it was spotless. Not “looks clean” clean. Truly sparkling. The kind of clean that makes you consider taking your shoes off twice. The location was perfect. Close to everything, yet quiet and comfortable. We felt at home immediately. The beds and pillows were unreal. I slept better here than I do in my own house. If the hosts ever sell those pillows, I’m first in line. Every necessity was stocked. Toiletries, extra towels, shampoo, body wash. They thought of everything. Communication was flawless. Quick, clear, and genuinely kind. Next time we’re in town, we will absolutely book again. This stay set the bar dangerously high. Stop scrolling and just book it. You will not regret it!
